Searching for a new place to call home is a big milestone. Whether it is your first apartment or your third, each experience is different. Finding the perfect apartment takes a lot of time, paperwork and research. Although you probably have a lot on your mind while visiting various apartment complexes, it is important to ask all the right questions. Luckily, we have compiled a list of questions you should ask when searching for apartments.

Are there any late fees associated with rent?

Once you learn when rent is due, mark it on your calendar to help you remember to pay your rent on time every month. In any event, you should still ask about the penalties associated with paying your rent late. Similarly, you should ask if there is a grace period when it comes to rent payments.

Are utilities included?

Some apartment complexes include the cost of utilities in the rent. You should find out if this is the case for the apartment building you are looking at. Doing so will help you better determine if you can afford to live there.

What is the penalty for breaking the lease?

Although you may not have plans to break the lease at any point, you should still know the building’s policies before you sign anything. Something may come up in a few months that can cause you to unintentionally break your lease. You should also ask how long your lease will be and if subletting is allowed. If you have to suddenly move out for a period of time, it will be beneficial to know if you can sublet the apartment to someone else during that time.

Under what circumstances will my security deposit be withheld?

If you know the reasons why a property owner does not refund security deposits, you will be less likely to do those things. Some possible reasons for withholding security deposits include cleaning costs, damage to property and money owed for utilities, among others. Find out what is completely unacceptable to your landlord and be sure not to do those things.

What amenities are included?

Every apartment complex is different in what amenities it offers to tenants.  Find out which amenities are included in each complex you visit and decide whether or not it meets your wants and needs. This will play a big part in your decision.

How is emergency maintenance handled?

In the event of an emergency, you should know how reliable the property owner and staff will be in repairing any issues in your apartment. Is there 24-hour maintenance? If not, what will be done to solve any problems that occur after hours?

What changes can be made to the apartment, if any?

Before you paint the walls or apply wallpaper, you should find out if that is allowed. The last thing you want is to be fined for doing something you did not know wasn’t allowed. If you are unsure about even the slightest change, ask the property owner.

Is the building pet-friendly?

Before you commit to moving into a new apartment, you should assure that your pet is welcome as well. Inquire about the building’s pet policy before signing the lease to ensure that you won’t have to find a new home for your pet. After learning if pets are allowed, ask about any restrictions regarding the type of pet, and if any fees are associated with having a pet in the apartment.

Is there parking available for residents?

Before you move in, it is important to know what the parking policy is. You should find out how many parking spots are allotted per apartment and what to do if you need an extra parking spot. You should also consider parking in terms of guests. Where will your guests park their cars? If the complex does not have a parking lot of its own, what are your other options for parking? If you do not feel comfortable with street parking or paying for a nearby parking garage, it may be best to look for another complex that offers everything you are looking for.

Is transportation easily accessible?

If public transportation is absolutely necessary for you, ask about nearby transportation. This is especially important for those who commute to and from work or school every day. If transportation is not easily accessible from your home, you may need to find alternative ways to get around town.
